Working across Dunston

Dunston sits just down the bank from us, which makes it one of the areas we work in most. It is a mixed patch — riverside apartments near the Staiths, long streets of terraces, post-war semis heading up towards Lobley Hill, and the Team Valley estate a couple of minutes away. Each of those needs a different approach, and knowing which is which before we arrive is most of what makes a move go smoothly.

Two movers on every job, a clean van with blankets, straps and a stair trolley, and a fixed price agreed in advance. No hourly clock ticking while you wonder what it is costing you.

Flats, terraces and the riverside

The newer apartments along the river look easy and often are not. Shared entrances, lifts that need booking, loading bays with a twenty-minute limit and a concierge who quite reasonably wants to know who you are. We deal with all of that as a matter of routine: we will check the access rules with you when we quote, book what needs booking, and keep communal areas clear and clean while we work.

The terraces are the opposite problem. Straight in off the street, but with a staircase that turns and a front door that is narrower than it looks. This is where having two experienced people rather than one matters. We turn things properly, take doors off hinges where that is the answer, and protect the banister rather than discovering afterwards that we scraped it.

Clearance, waste and the Team Valley

A good share of the Dunston work is clearance rather than removals. End-of-tenancy clear-outs before a new let, garage and loft strip-outs, and builders waste from the steady stream of kitchen and bathroom refits around here. We load it ourselves, we do not need a permit or a driveway, and as a licensed waste carrier everything is disposed of properly with paperwork available if you want it.

Being next to the Team Valley also means a lot of business work: small office moves, stock shifted between units, and same-day courier runs when something has to be somewhere this afternoon. Most of the office jobs happen on an evening or a Sunday so that Monday morning looks like any other Monday.

And with the Metrocentre round the corner, we do more furniture collections here than anywhere else. If the shop will get it to the kerb but no further, we will get it up the stairs and into place.

Parking, access and the things that slow a job down

Almost everything that makes a move take longer than expected is an access problem, and almost all of them can be solved in advance. In Dunston the usual ones are a permit bay outside the flats, a lift that another resident has booked for the same morning, a back lane the van cannot turn in, and a communal door that has to be propped rather than wedged. None of those are dramas if we know about them on the day we quote. All of them cost an hour if we find out at eight in the morning.

So when we come out to look — or when you send photographs — we are as interested in the pavement, the stairwell and the parking as we are in the furniture. If the only place the van can sit is fifty yards away, we will say so and price the carry properly rather than adding it at the end. If your building wants proof that we are insured to work on site, we will send whatever the managing agent asks for before the day.
